Quick Answer: How Much Will I Walk Away With When I Sell?
Your net proceeds are your sale price minus your loan payoff, agent commissions, the Wisconsin transfer fee ($3 per $1,000), title insurance, closing fees, property tax prorations and any credits you give the buyer. On a typical Eau Claire sale, everything except the payoff and commissions usually adds up to roughly 1% of the price.
Worked Example: Selling a $300,000 Home in Eau Claire
Eau Claire's median sale price was about $297,000 in spring 2026, according to Redfin data reported by Stacker, so here is how a seller net sheet looks for a $300,000 sale with $180,000 left on the mortgage:
| Line item | Amount |
|---|---|
| Sale price | $300,000 |
| Loan payoff | minus $180,000 |
| Listing agent commission (3%) | minus $9,000 |
| Buyer agent compensation, if offered (2.5%) | minus $7,500 |
| Wisconsin transfer fee ($3 per $1,000) | minus $900 |
| Owner's title insurance | minus $1,200 |
| Settlement and recording fees | minus $700 |
| Estimated net proceeds | $100,700 |
If the seller does not offer buyer agent compensation, the estimate rises to $108,200. Every number here is an example, and commissions are negotiable, so plug in your own figures above.
How the Seller Net Sheet Calculator Works
The math is simple and fully visible: net proceeds = sale price minus loan payoff, commissions, transfer fee, title and closing fees, prorations and credits. The calculator uses the costs most Wisconsin sellers see:
- Loan payoff. Your remaining mortgage balance plus any home equity loan, line of credit or lien that has to be cleared. Your lender's payoff statement adds interest through the closing date.
- Commission. What you agree to pay your listing agent, plus any compensation you choose to offer a buyer's agent. Both are negotiable, and they are entered separately so you can see each one.
- Wisconsin transfer fee. $3 per $1,000 of the sale price. The Wisconsin Department of Revenue requires the transfer return and fee before the deed can be recorded, and the seller customarily pays it.
- Title and closing fees. The owner's title policy, the title company's settlement fee and county recording fees.
- Prorations and credits. Your share of this year's property taxes, plus any credit you agree to give the buyer.
Seller Closing Costs in Wisconsin
Two Wisconsin details catch many sellers off guard. First, property taxes are paid in arrears here, so at closing you usually credit the buyer for the part of the year you owned the home, even though the bill has not come yet. Second, the seller customarily pays for the buyer's owner's title insurance policy. Add the transfer fee and settlement fees, and seller closing costs in Wisconsin, apart from the payoff and commissions, often land around 1% of the price. Repairs agreed to after the home inspection, a home warranty or seller credits can add more, which is why it pays to prepare before you list. Our fall seller prep guide covers the low-cost steps that head off most inspection surprises.
Ways to Improve Your Net Proceeds
- Price from recent comparable sales so the home does not sit and need a price cut later.
- Fix small, visible issues before buyers and inspectors find them.
- Ask your lender for an exact payoff figure so there are no surprises.
- Compare title company quotes for the owner's policy and settlement fee.
- Talk through commission, buyer agent compensation and credits before you sign anything.

Seller Net Sheet Calculator FAQ
What is a seller net sheet?
A seller net sheet is an estimate of the money you will receive when you sell your home, after the loan payoff, commission and closing costs are paid. Agents prepare one before you list and again when you receive an offer.
Who pays the transfer fee in Wisconsin?
The seller customarily pays the Wisconsin real estate transfer fee of $3 per $1,000 of the sale price, although who pays can be negotiated in the offer.
Does the seller pay for title insurance in Wisconsin?
Yes, in most Wisconsin sales the seller pays for the owner's title insurance policy. The buyer usually pays for the lender's policy if they are getting a mortgage.
How accurate is this seller net sheet calculator?
It is a planning estimate. Your final numbers come from the closing statement prepared by the title company, which uses your actual payoff, the agreed contract terms and exact prorations.
Will I owe taxes on the sale?
Taxes are not included in the calculator. Many owners can exclude up to $250,000 of gain, or $500,000 for married couples filing jointly, on the sale of a main home if they meet the ownership and use tests described in IRS Topic 701. A tax professional can tell you what applies to you.
